Current tenant is moving at end of September, unit is less than a mile from Grocery Outlet in Redmond. 3 bedrooms, 2.5 bathrooms, two story, and has a fenced backyard and single-car garage. Washer and dryer are included, and there are several couches, tables and bed frames currently furnished in the unit that can either be left for tenant's use or removed before the lease begins.
About me (PLEASE READ): I own two rental units, I am not a large company. I have lived in Oregon for many years now (including in this very unit) and try to be responsive to tenant needs. I can provide renter references for my timeliness and professionalism as a landlord. I am looking to provide a home for good members of this community who will respect the property and either turn into long-term tenants or become a testimonial for the next renter. My other tenant has been in their unit for 7+ years, and the tenant leaving this unit was there for almost 5.
About you: Respectful, good communication skills, can demonstrate the ability to meet rent requirements via income or otherwise, and willing to follow a fairly simple set of rules laid out in the lease from a "mom and pop" owner.
Allowed: All cats and dogs will be considered (max 2 dogs or 2 cats or 3 pets total) with a non-refundable $250 cleaning fee if they are indoor animals. Two vehicles maximum with a third considered if parked in the garage full-time. Roommates and shares will be considered if placed on the lease and met by me. The maximum number of occupants is 4 (reasonable occupancy provision in Oregon) but I will consider situations case-by-case as required by law.
Not allowed: Smoking anywhere inside the four walls (including garage), subletting without my approval and placed on lease, commercial business operated on property without my consent, and other standard Oregon lease policies available upon request.
Rent: $2,095/month, due on the 1st, late on the 5th. W/S/G and heat are included, tenant pays internet/cable if desired (tenant also maintains the yard)
Deposit/fees: First month's rent, $250 pet fee (if applicable), $200 non-refundable cleaning fee, $500 fully-refundable damage deposit, and a $50 background check fee.
Income requirements: At this time, I do not have any set income requirements for this unit, however part of the applicant screening will be employment/source of income verification, and if total monthly tenant income is less than 2x the monthly rent, I reserve the right to add last month's rent to the upfront deposit. Historically I've had very good tenants and have not had to go down this path.
